These Terms and Conditions ("Terms") govern your
access to and use of the website, booking pages, forms, communications, and
other online services operated by B&M Real Estate Solution LLC
("B&M," "we," "us," or "our"). By
using these services, you agree to these Terms. If you do not agree, please do
not use them.

1. Purpose of the Website

Our website and booking tools provide general information,
allow users to contact us, and help arrange initial conversations about
potential real estate, construction, property, or related services. Website
content is informational and may be changed or removed at any time.

2. Appointments and Booking

Repeated missed appointments or last-minute
cancellations may affect our ability to accept future bookings.

Unless expressly agreed in writing, an
appointment is an initial consultation or service discussion and does not
guarantee availability, representation, pricing, project acceptance, property
availability, or any particular result.

3. Communications Consent

By providing your telephone number or email address and
requesting an appointment or service, you authorize us to contact you about
that request, including confirmations, reminders, schedule changes, follow-ups,
and related service communications. We may use telephone calls, manually sent
or automated emails, and text messages as permitted by law.

Marketing communications are optional. If you separately opt
in to marketing emails or text messages, message frequency may vary and message
and data rates may apply. Consent is not a condition of scheduling an
appointment or purchasing services. You may unsubscribe from marketing emails
or reply STOP to marketing texts. Opting out of marketing will not prevent
communications needed to respond to an active inquiry, appointment,
transaction, or project.

4. No Agency or Contract Created by Website Use

Using this website, submitting a form, exchanging
preliminary communications, receiving general information, or scheduling a
meeting does not create a client, fiduciary, real estate agency, brokerage,
contractor, consulting, or other professional relationship. Any such
relationship will arise only through a separate written agreement signed by the
appropriate parties, when required or applicable.

5. Real Estate Services

Real estate brokerage services are provided only through
appropriately licensed real estate professionals and, when applicable, in
affiliation with Bridge Realty. Brokerage representation, agency duties,
compensation, disclosures, and transaction terms are governed by separate
written agreements and applicable law.

Property listings, market data, estimates, valuations,
availability, dimensions, taxes, zoning, school information, and other real
estate information may come from third parties and may change without notice.
Although we aim to provide useful and accurate information, users should
independently verify material facts and rely on the appropriate inspectors,
title professionals, lenders, attorneys, accountants, government authorities,
and other qualified advisors before making decisions.

Nothing on this website is an offer, promise, or guarantee
that a property will remain available, that a transaction will close, that
financing will be approved, or that any investment or resale result will be
achieved.

6. Construction and Project Services

Website information, preliminary conversations, photographs,
examples, scheduling discussions, and informal budget ranges are not
construction proposals or contracts. Construction work will be governed by a
separate written agreement describing the parties, scope, price or pricing
method, exclusions, schedule, payment terms, change orders, warranties, and
other project-specific conditions.

Any preliminary estimate is based on the information
available at the time and may change after site review, design development,
selections, permit review, concealed-condition discovery, subcontractor
pricing, material availability, or scope changes. Permits, inspections, zoning
approvals, landlord approvals, and design-professional services are not
included unless expressly stated in a signed agreement.

7. No Legal, Tax, Financial, Engineering, or Design Advice

Website content and general communications are not legal,
tax, accounting, financial, investment, engineering, architectural,
environmental, or other specialized professional advice. You should consult
qualified professionals regarding matters requiring those services. Any
decision you make based on general website information is made at your own
discretion and risk.

8. Acceptable Use

You agree not to misuse the website or booking services.
Prohibited conduct includes:

online services are provided on an "as is" and "as

cannot lawfully be excluded.

12. Limitation of Liability

To the fullest extent permitted by law, B&M Real Estate

punitive damages arising from the use of, or inability to use, the website or
booking services. This limitation does not apply where liability cannot legally
be limited and does not modify obligations established in a separate signed
service, brokerage, or construction agreement.

for claims, losses, or expenses arising from your unlawful misuse of the
website, your violation of these Terms, or information you submit without
authorization. This provision does not require you to indemnify us for our own
unlawful conduct or where prohibited by law.

in the B&M Real Estate Solution LLC Privacy Policy, which is incorporated
into these Terms by reference. Please review that policy before submitting
information.

15. Governing Law

These Terms are governed by the laws of the State of
Minnesota, without regard to conflict-of-law principles. Any dispute concerning
these website Terms will be brought in a court of competent jurisdiction in
Minnesota, unless applicable law or a separate signed agreement requires
otherwise.

16. Changes, Severability, and Entire Terms

We may update these Terms by posting a revised version with
a new effective date. Changes apply prospectively from the effective date. If
any provision is found unenforceable, the remaining provisions will continue in
effect. These Terms, together with the Privacy Policy, constitute the entire
agreement regarding general use of the website and booking services; they do
not replace any separate signed brokerage, construction, consulting, or service
agreement.
